Energy Performance Certificates & Home Information Packs
Note: From the 21st May. 2010. Home Information Packs (HIPs) are no longer required. A seller must, however, still provide an Energy Performance Certificate (EPC), or have commissioned one from an assessor, before the property may be legally marketed. An EPC must be available within 28 days.
EPCs are valid for 10 years
The EPC must be produced by a qualified and accredited assessor. Of course you don't have to wait until you sell your property in order to enjoy the benefits of an energy survey. You can commission a survey at anytime and included with your energy rating will be specific recommendations for home improvements and the cost savings that would be realised. These often pay for themselves within one or two years.
